Professional Seller/Listing Inspection

One of the main reasons a seller's real estate transaction fails to close or has their selling price renegotiated downward after a buyer has made an offer is because of a defect(s) found at the time a buyer has a home inspection. Many buyers often try to renegotiate their offer after the inspection stating they were not aware of the issues brought out by their inspector when they made their original offer, or worse yet, they will try to back out of the deal.

Renegotiations can easily be countered with your pre–sale report that shows your inspector identified these issues first and that you took them into consideration when you priced the house. You can also obtain bids ahead of time on major issues, such as a roof you do not want to replace, ahead of time to counter what are usually high estimates from the buyer who wants the whole estimate price deducted from your selling price.

Radon Testing

Unfortunately, Most of South Eastern Virginia is in the EPA's Highest Radon Zones. Not many people, including most Real Estate Professionals, are aware of this issue.

Radon is a naturally occurring radioactive gas found in soils, rock, and water that seeps into homes through the foundations. And it doesn't matter if your home is built on a basement, crawlspace or a slab, this deadly gas can seep in and it doesn't matter if it's brand new construction or a 50 year old home.

It's estimated that Radon Gas kills 24,000 Americans each and every year. As a matter of fact, Radon Gas is the second leading cause of lung cancer, only second to cigarette smoking.

The good news is that Radon Gas can be detected with a simple test and if the home you're purchasing has elevated levels of Radon Gas, it can be easily fixed. The key to the issue is Getting A Radon Test. Then you know if the problem exists and if so, to what degree.

Please know that I personally would not live in a home in Virginia that had not been tested for Radon Gas!

Annual Maintenance Inspection

Builder’s Warranty Inspections

You have been in your new home for almost a year. The clock is ticking on that one year builder warranty. At the one year anniversary you give up almost any chance you have in getting your builder to correct any issues you may have. Our Builder’s Warranty Inspection is designed just for this purpose, so you can give your builder a written document that has all of the warranty issues known to date. Once your builder is put on notice about these problems the builder has no recourse but to correct or address the problems under state law, even if it goes beyond the twelve months. The key is to putting them on notice with the report before the first year anniversary date of your new home.

Even if a new home final inspection was performed, a One Year Builder’s Warranty Inspection should not be skipped. Although many deficiencies may be found during a new home final inspection, additional problems and new or previously latent issues are often revealed during the One Year Builder’s Warranty Inspection. A One Year Builder’s Warranty Inspection is particularly important to find and correct problems before they get out of hand.

This is the same as a standard home inspection. We will inspect all of the readily visible structural elements and major systems of the home.

Additional items and systems unique to a particular home can also be inspected. Cosmetic related issues such as paint issues are also addressed in the report.

When the inspection is complete, we will tell you of any additional problems that were discovered and discuss them with you. We'll point out any safety concerns we notice. You'll also receive a full written report with photos of the inspection via email shortly after the inspection.

We will also tell you about any routine maintenance that should be performed, as well as answer any questions you may have. Our goal is to discover and inform you of anything we find that might affect your new home.

Don’t let the time run out on your warranty before you get everything corrected. You can schedule your Builder’s Warranty Inspection anytime. An industry recommendation is to have one performed between the 9th to the 11th month of ownership. We even have folks that schedule a warranty inspection months in advance so that it will not be forgotten!
